10303 DOWNEY AVENUE
R-2 (TWO-FAMILY RESIDENTIAL)
On August 18, 2021, the Planning Commission adopted Resolution No. 21-3149 thereby
approving Tentative Tract Map No. 82882 to subdivide a parcel for the purpose of establishing
condominiums. The project specifically consists consists of the construction of twelve 1,624
square foot two story units. The Applicant caused the real property included within Tentative
Tract Map No. 82882 to be surveyed and caused a final map to be prepared in accordance with
the conditionally approved tentative map.
RECOMMENDATION
Section 9924 of the Downey Municipal Code states, "The Planning Commission and the City
Council shall approve, conditionally approve, or disapprove a final map in accordance with
Chapter 3, Article 4 of the Subdivision Map Act." Section 66458 of the Subdivision Map Act says
the legislative body shall approve a final map if it conforms with the Subdivision Map Act, and
any local subdivision ordinance and rulings thereafter. The City of Downey Engineering Division
has checked the map and certified its conformance to the tentative map. Therefore, staff
recommends that the Planning Commission recommend its approval of Final Map No. 82882
(PLN-21-00164) to the City Council.
