SCHINDLER, DIRECTOR OF COMMUNITY DEVELOPMENT REVIEWED BY: DAVID BLUMENTHAL, CITY PLANNER PREPARED BY: DAVID BLUMENTHAL, CITY PLANNER SUBJECT: PLN-18-00044 (FINAL PARCEL MAP) – APPROVAL OF FINAL PARCEL MAP NO 74429 TO SUBDIVIDE A SINGLE LOT INTO TWO PARCELS LOCATION: 7741 THIRD STREET ZONING: R-1 5,000 (SINGLE-FAMILY RESIDENTIAL) DISCUSSION On November 14, 2017, the Downey City Council adopted Resolution No. 17-7762 and thereby reversing the Planning Commission’s denial and approving Tentative Parcel Map No. 74429 to allow subdivision of a 17,892 square feet parcel of land into two lots. The final map consists of two lots, measuring 8,972 and 8,920 square feet each. The former house that existed on the site has been demolished and all park-in-lieu fees have been paid. Municipal Code Section 9924 requires that the Planning Commission and City Council approve the final map prior to it being recorded. Both the Public Works Department and Planning Division have reviewed the final map and have determined that the map complies with the requirements of the Subdivision Map Act, the City’s Municipal Code, and the project approvals. Staff is recommending that the Planning Commission adopt a minute action, thereby recommending the City Council approve Final Parcel Map No. 74429.
