SCHINDLER, DIRECTOR OF COMMUNITY DEVELOPMEN DAVID BLUMENTHAL, CITY PLANNER PREPARED BY: DAVID BLUMENTHAL, CITY PLANNE SUBJECT: PLN -18-00026 (FINAL PARCEL MAP) — A REQUEST FOR APPROVAL OF FINAL PARCEL MAP NO 73791 TO MERGE SIX PARCELS INTO A SINGLE LOT LOCATION: 11434-11440 DOWNEY AVE ZONING: H -M (HOSPITAL MEDICAL ARTS) DISCUSSION On March 16, 2016, the Planning'Commission approved Tentative Parcel Map No. 73791 to allow six parcels under common ownership to be combined into a single 26,805 square foot lot. This action included a recommendation to rezone the property from M-2 to H -M. The City Council approved said rezone on May 10, 2016. The tentative map was set to expire on March 16, 2018; however, on February 28, 2018, the applicant submitted a request to extend the approval of the tentative map. Pursuant to California Government Code Section 66463.5(c), the request for the extension granted an automatic 60 -day extension to the approval. Since the final map will be fully processed within this 60 -day period, there is no need for the Planning Commission to take action on the extension request. The final map consists of a single 26,805 square foot lot. The applicant has not proposed any development for the site. Municipal Code Section 9924 requires that the Planning Commission and City Council approve the final map prior to it being recorded. Both the Public Works Department and Planning Division have reviewed the final map and have determined that the map complies with the requirements of the Subdivision Map Act, the City's Municipal Code, and the project approvals. Staff is recommending that the Planning Commission adopt a minute action, thereby recommending the City Council approve Final Parcel Map No. 73791. EXHIBITS A. The Engineering Division has checked this map for conformance with the tentative map, as approved by the Planning Commission Resolution No. 16-2970 on April 6, 2016. Engineering Division offsite improvements have been guaranteed via subdivision performance bond to the satisfaction of this office.
