SCHINDLER, DIRECTOR OF COMMUNITY DEVELOPMENT REVIEWED BY: DAVID BLUMENTHAL, CITY PLANNE PREPARED BY: DAVID BLUMENTHAL, CITY PLANNER SUBJECT: PLN -18-00002 (FINAL TRACT MAP) — A REQUEST FOR APPROVAL OF FINAL TRACT MAP NO 74567 TO SUBDIVIDE A PARCEL INTO 24 LOTS LOCATION: 9553 FIRESTONE BLVD ZONING: R-3 (MULTI -FAMILY RESIDENTIAL) DISCUSSION On September 21, 2016, the Planning Commission approved Tentative Tract Map No. 74567 and a Site Plan Review to allow the subdivision of the subject site and construction of 24 residential units. The 48,232 square foot site is located on the north side of Firestone Blvd, east of Pangborn Ave. The zoning of the subject property is R-3 (Multiple -Family Residential) with a General Plan land use designation of Medium Density Residential (MDR). The final map consists of a single common ownership lot with 24 airspace units to be built upon it. Municipal Code Section 9924 requires that the Planning Commission and City Council approve the final map prior to it being recorded. Both the Public Works Department and Planning Division have reviewed the final map and have determined that the map complies with the requirements of the Subdivision Map Act, the City's Municipal Code, and the project approvals. Staff is recommending that the Planning Commission adopt a minute action, thereby recommending the City Council approve Final Tract Map No. 74567. EXHIBITS A. The Engineering Division has checked the revised map for conformance with the revised tentative map as approved by the Planning Commission through Resolution No. 16-2997 on September 21, 2016. Engineering Division offsite improvements have been guaranteed via subdivision cash deposit to the satisfaction of this office.
