SUBJECT: FINAL PARCEL MAP NO. 74254 — A REQUEST TO SUBDIVIDE A 1.66
ACRE LOT TO CONSTRUCT A 39 -UNIT CONDOMINIUM PROJECT
LOCATION: 7940 TELEGRAPH ROAD
ZONING: R-3 (MULTIPLE -FAMILY RESIDENTIAL)
BACKGROUND
On September 21, 2016, the Planning Commission adopted Resolution No. 16-2995 and thereby
approved Tentative Parcel Map No. 74254 to allow a subdivision of a 1.66 acre parcel to
establish a one -lot subdivision to develop a 39 -unit condominium project with two car garages per
unit, twenty guest parking spaces and common areas throughout the lot. The Applicant caused the
real property included within Tentative Parcel Map No. 74254 to be surveyed and caused a final
map to be prepared in accordance with the conditionally approved tentative map. The subject
property is located at 7940 Telegraph Road and is zoned R-3 (Multiple -Family Residential).
RECOMMENDATION
Section 9924 of the Downey Municipal Code states, "The Planning Commission and the City
Council shall approve, conditionally approve, or disapprove a final map in accordance with
Chapter 3, Article 4 of the Subdivision Map Act" and Section 66458 of the Subdivision Map Act
says the legislative body shall approve a final map if it conforms with the Subdivision Map Act,
and any local subdivision ordinance and rulings thereafter. The City of Downey Engineering
Division has checked the map and certified its conformance to the tentative map. Therefore,
staff recommends that the Planning Commission recommend its approval of Final Map No.
74254 (PLN -16-00282) to the City Council.

Attached herewith are eight (8) prints of the subject map, which has been
completed and certified by Willdan Engineering. The Engineering Division has
checked this map for conformance with the tentative map as approved by the
Planning Commission Resolution No. 16-2995 on September 21, 2016.
Engineering Division offsite improvements have been guaranteed via subdivision
faithful performance bond to the satisfaction of this office.
