DAVIS, CITY PLANNER vv�y PLN-16-00228 (FINAL PARCEL MAP NO. 72992)-A REQUEST TO SUBDIVIDE +/-11,948 SQUARE FEET OF LAND INTO A FOUR­ TOWNHOUSE CONDOMINIUM PROJECT 8603 IMPERIAL HIGHWAY R-3-0 (MULTIPLE-FAMILY RESIDENTIAL OWNERSHIP) On March 18, 2015, the Planning Commission adopted Resolution No. 15-2910 and thereby approved Tentative Parcel Map No. 72992 (PLN-14-00175) to allow subdivision of an 11,948 square foot parcel of land into a four (4) townhouse condominium project. Subsequently, the Applicant caused the real property included within Tentative Parcel Map No. 72992 to be surveyed and prepared a final map in accordance with the conditionally approved tentative map. The subject property is located at 8603 Imperial Highway and is zoned R-3-0 (Multiple-Family Residential Ownership zone). DISCUSSION After completing all the necessary documentation and research, the final map shows that this subdivision will divide one 11,948 square foot parcel to establish a one-lot subdivision for the purpose of developing 4 townhouse condominiums, with two guest parking spaces and common area in the rear yard. The Engineering Division has checked Final Parcel Map 72992 for conformance with the tentative map and the applicant provided a cash deposit to guarantee all required off-site improvements. RECOMMENDATION Section 9925 of the Downey Municipal Code states, "The Planning Commission and the City Council shall approve, conditionally approve, or disapprove a final map in accordance with Chapter 3, Article 4 of the Subdivision Map Act" and Section 66458 of the Subdivision Map Act says the legislative body shall approve a final map if it conforms with the Subdivision Map Act, and any local subdivision ordinance and rulings thereafter.
