DAVIS, CITY PLANNER PREPARED BY: DAVID BLUMENTHAL, PRINCIPAL PLANNER SUBJECT: PLN-16-00110 (FINAL TRACT MAP) – A REQUEST FOR APPROVAL OF FINAL TRACT MAP NO 73340 TO SUBDIVIDE PARCEL INTO 120 LOTS LOCATION: 10734 PARAMOUNT BLVD ZONING: DDSP (DOWNTOWN DOWNEY SPECIFIC PLAN) DISCUSSION On June 3, 2015, the Planning Commission adopted a Mitigated Negative Declaration and approved Tentative Tract Map No. 73340 and a Site Plan Review to allow KB Homes to construct a 117-unit townhome development. The 6.65-acre project site is generally located on the east side of Paramount Blvd between 5th St. and 7th St. It is within the Downtown Downey Specific Plan and has a General Plan Land Use Designation of Mixed Use. The final map consists of 117 numbered lots (one for each unit) and three lettered lots (for the common areas). Municipal Code Section 9924 requires that the Planning Commission and City Council approve the final map prior to it being recorded. Both the Public Works Department and Planning Division have reviewed the final map and have determined that the map complies with the requirements of the Subdivision Map Act, the City’s Municipal Code, and the project approvals. Staff is recommending that the Planning Commission adopt a minute action, thereby recommending the City Council approve Final Parcel Map 73340. EXHIBITS A.
