SUBJECT: PLN -16 -00070 (FINAL PARCEL MAP NO. 73035) — A REQUEST TO
SUBDIVIDE +/- 47,718 SQUARE FEET OF LAND INTO FOUR LOTS AND
A PRIVATE STREET
LOCATION: 8572 CHEROKEE DRIVE
ZONING: R -1 8,500 (SINGLE- FAMILY RESIDENTIAL)
BACKGROUND
On February 18, 2015, the Planning Commission adopted Resolution No. 15 -2907 and
thereby approved Tentative Parcel Map No. 73035 (PLN -16- 00070) to allow subdivision
of a 47,718 square feet parcel of land into four (4) lots and a private street. Subsequently,
the Applicant caused the real property included within Tentative Parcel Map No. 73035 to
be surveyed and prepared a final map in accordance with the conditionally approved
tentative map. The subject property is located at 8572 Cherokee Drive and is zoned R -1
8,500 (Single - Family Residential).
DISCUSSION
After completing all the necessary documentation and research, the final map shows that
this subdivision will divide one 47,718 square foot parcel into four parcels measuring
11,762 square feet, 11,762.square feet, 11,762.square feet and 12,434 square feet, and a
private street. The Engineering Division has checked Final Parcel Map 71927 for
conformance with the tentative map and the applicant provided a cash deposit to guarantee
all required off -site improvements.
RECOMMENDATION
Section 9925 of the Downey Municipal Code states, "The Planning Commission and the City
Council shall approve, conditionally approve, or disapprove a final map in accordance with
Chapter 3, Article 4 of the Subdivision Map Act" and Section 66458 of the Subdivision Map Act
says the legislative body shall approve a final map if it conforms with the Subdivision Map Act,
and any local subdivision ordinance and rulings thereafter. The City of Downey Engineering
Division has checked the map and certified its conformance to the tentative map. Therefore,

staff recommends that the Planning Commission recommend its approval of Final Map No.
3035 (PLN -16- 00070) to the City Council.

cash deposit to the satisfaction of this office.
