SUBJECT: PLN-15-00195 (FINAL PARCEL MAP) – A REQUEST FOR APPROVAL
OF FINAL PARCEL MAP NO 72313 TO SUBDIVIDE PARCEL INTO
THREE LOTS
LOCATION: 9306 GALLATIN ROAD
ZONING: R-1 10,000 (SINGLE FAMILY RESIDENTIAL)
DISCUSSION
On July 3, 2013, the Planning Commission approved Tentative Parcel Map 72313 to allow the
property at 9306 Gallatin Rd to be subdivided into three separate lots that are each
approximately 10,000 square feet. This map would have expired 24 months after its approval
date; however, on July 11, 2013, the State of California enacted AB 116 (Chapter 62, Statutes
of 2013), thereby granting an automatic two-year extension to all unexpired maps with a
tentative approval.
The subject site is a 30,051 square foot parcel on the southeast corner of Gallatin Rd. and
Lemoran Ave. The site is rectangular in shape and generally measures 170’ wide by 208’ deep.
The property is located within the R-1 10,000 (single family residential) zone and has a General
Plan Land Use Designation of Low Density Residential. The property is currently vacant.
Surrounding properties are all improved with single-family residences and are within the R-1
10,000 (single-family residential) zone and have a General Plan Land Use Designation of Low
Density Residential.
Municipal Code Section 9924 requires that the Planning Commission and City Council approve
the final map prior to it being recorded. Both the Public Works Department and Planning
Division have reviewed the final map and have determined that the map complies with the
requirements of the Subdivision Map Act, the City’s Municipal Code, and the project approvals.
As such, staff is recommending that the Planning Commission adopt a minute action to
recommend the City Council approve Final Parcel Map 72313.
