The Planning Commission's role in this process is to report to the City Council whether
the requested easements conform to the General Plan. According to Section s'
the state's Planning and Zoning Laws, I
The location of each easement is shown on the attached Easement Exhibit
prepared by Tait Engineering.
Easement "B-1 "will extend from Apollo Way north to the boundary with Downey
Landing. It is 672 feet • a _ • 40 feet wide and designed to provide a j• r
located access drive aisle and accommodate a 12-inch water main.
Easement "B-2", also shown on the attached sheets, is a parking easement
just east of - - and 137 feet • of Apollo Way. It
measures 3�686 square feet (19' x 194') and dates back to the Development
Agreement between the City of Downey and the developer of the Promenade. A
provision in the agreement allows the developer to request a parking easement
to accommodate up to 20 parking spaces on no more than .45 acres (19,602
square feet) on property owned by
Easement "B-3" is also a joint access drive aisle, plus it will accommodate a 12"
public water line and a storm drain line; it is 43 feet wide and will extend from
Apollo Way south 476 feet to Congressman Steve Horn Way.
With respect to the General Plan — Vision 2025, granting the easements will implement
the following General Plan program.
• Policy 2.7.1. — Provide ade uate utility and communications infrastructure.
