SUBJECT: PLN-14-00145 (FINAL PARCEL MAP) – A REQUEST FOR APPROVAL OF
FINAL PARCEL MAP NO 72340 TO SUBDIVIDE A 2.26 ACRE PARCEL INTO
TWO LOTS.
LOCATION: 8613 FIRESTONE BLVD (AIN 6254-031-017)
ZONING: C-3 (CENTRAL BUSINESS DISTRICT)
DISCUSSION
The subject site is a 2.26-acre parcel that is located on the north side of Firestone Blvd, east of
Patton Rd. On September 18, 2013, the Planning Commission approved Tentative Parcel Map
No. 72340 (PLN-13-00158), thereby approving the subdivision of the subject site into two
parcels. In addition to the Tentative Parcel Map, the Planning Commission approved a Site
Plan Review and Conditional Use Permit (PLN-13-00147) to allow the construction of a 4,711
square foot fast food restaurant, which will have a drive-thru lane and an outdoor seating area,
on one of the parcels. This approval was followed by the Planning Commission approving a
Site Plan Review and Minor Conditional Use Permit (PLN-14-00003) to allow a restaurant with
an outdoor seating area on the second parcel.
Municipal Code Section 9924 requires that the Planning Commission and City Council approve
the final map prior to it being recorded. Both the Public Works Department and Planning
Division have reviewed the final map and have determined that the map complies with the
requirements of the Subdivision Map Act, the City’s Municipal Code, and the project approvals.
As such, staff is recommending that the Planning Commission adopt a minute action to
recommend the City Council approve Final Parcel Map No. 72340.
