SUBJECT: PLN-14-00144 (FINAL TRACT MAP) – A REQUEST FOR APPROVAL OF FINAL
TRACT MAP NO 72267 FOR A NINE UNIT TOWNHOME DEVELOPMENT
LOCATION: 7634-7640 STEWART AND GRAY RD (AIN 6246-012-101 & 6246-012-009)
ZONING: R-3-O (MULTI-FAMILY RESIDENTIAL, OWNERSHIP)
DISCUSSION
The subject site is 19,470 square feet and is located on the south side of Stewart and Gray Rd,
between Rives Ave and Pomering Rd. On August 21, 2013, the Planning Commission
approved Tentative Tract Map No. 72267 (PLN-13-00069), thereby approving the subdivision of
the subject site into a nine unit townhouse development. In addition to the Tentative Tract Map,
PLN-13-00069 included the approval of a Site Plan Review and Variance to allow the
construction of the nine unit townhouse development and to deviate from Municipal Code
Section 9534.24 (Variable Height). The size of the units in the project range from 945 square
feet to 1,542 square feet and have been designed with a Craftsman architectural style.
Municipal Code Section 9924 requires that the Planning Commission and City Council approve
the final map prior to it being recorded. Both the Public Works Department and Planning
Division have reviewed the final map and have determined that the map complies with the
requirements of the Subdivision Map Act, the City’s Municipal Code, and the project approvals.
As such, staff is recommending that the Planning Commission adopt a minute action to
recommend the City Council approve Final Tract Map No. 72267.
