HomeMy WebLinkAbout3-D DrawingsSTAFF REPORT DATE: OCTOBER 2, 2013 TO: PLANNING COMMISSION FROM: BRIAN SAEKI, DIRECTOR OF COMMUNITY DEVELOPMENT DAVID BLUMENTHAL, SENIOR PLANNER SUBJECT: THREE - DIMENSIONAL RENDERINGS DISCUSSION During the regular meeting on September 18, 2013, the Planning Commission requested information on submittal requirements for new projects; specifically 3 -D renderings for Site Plan Review applications. Pursuant to the Municipal Code, submittal requirements are determined by the City Planner. Currently, this includes site plans, floor plans, and elevation drawings. In addition, larger projects are required to submit landscape plans and roof plans. Staff investigated the feasibility of requiring 3- dimensional renderings for all projects by speaking to developers and designers /architects. Based on these discussions, staff has determined it is feasible to include this into the submittal requirements, but doing so can increase the cost of preparing an application significantly. The consensus opinion of these professional was the cost of preparing a rendering varies depending on the complexity of the project, with the price ranging from $2,500 to $5,000. It is staffs opinion that this additional expense is an undue burden on most applicants; however, should the Planning Commission deem the renderings necessary, staff will begin the process to require them for new applications.
