PLN-13-00118 - 8605 GallatinSTAFF REPORT DATE: JUNE 5, 2013 TO: PLANNING COMMISSION FROM: BRIAN SAEKI, DIRECTOR OF COMMUNITY DEVELOPMENT DAVID BLUMENTHAL, SENIOR PLANNER SUBJECT: PLN-13-00118 (FINAL TRACT MAP) – A REQUEST FOR APPROVAL OF A FINAL TRACT MAP NO 71957 FOR A 46-UNIT TOWNHOME DEVELOPMENT. LOCATION: 8605 GALLATIN RD (AIN 6363-001-021) ZONING: R-3 (MULTI-FAMILY RESIDENTIAL) DISCUSSION The subject site is located on the northwest corner of Lakewood Blvd and Gallatin Road. The site is a 2.6 acre irregular shaped parcel. On August 15, 2012, the Planning Commission approved Tentative Tract Map No. 71957 (PLN-12-00100), thereby approving the subdivision of the subject site into a 46-unit townhouse development. In addition to the Tentative Tract Map, the City approved a Site Plan Review, Planned Unit Development, General Plan Amendment, Zone Change, and Negative Declaration (see attached site plan for project layout). Specifically, the units range in size from 1,464 square feet to 2,173 square feet and have been designed with a Spanish Colonial Revival architectural style. Municipal Code Section 9930 requires that the Planning Commission and City Council approve the final map prior to it being recorded. Both the Public Works Department and Planning Division have reviewed the final map and have determined that the map complies with the requirements of the Subdivision Map Act, the City’s Municipal Code, and the project approvals. As such, staff is recommending that the Planning Commission adopt a minute action to recommend the City Council approve Final Tract Map No. 71957.
