THE CITY COUNCIL OF THE CITY OF DOWNEY DOES RESOVE AS FOLLOWS: SECTION 1.The City Council does hereby find and determine that an application was duly filed by A. L. MacIntosh Company, with respect to the real property described as follows: Bounded on the north by Suva Street; on the west by the City Boundary line requesting a Conditional Use Permit permitting a machine shop facility; that a public hearing was duly held before the City Planning Commission on April 1, 1981; and studies and investigation reveal the following facts: (1) The requested conditional use permit will not adversely affect the purpose and intent of this Chapter or the City's General Plan, or the public convenience or general welfare of persons residing or working in the neighborhood thereof, since the use requested is designed to not infringe upon a nearby residential use nor create parking or traffic problems. The proposed development will not adversely affect adjacent land uses. (2) The requested use will not adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located, since adequate protection using landscaping and building setbacks can be provided to assure compatibility with abutting land uses, including an enclosed building. (3) The size and shape of the site proposed for the use is adequate to allow the full development of the proposed use in a manner not detrimental to the particular area. (4) The traffic generated by the proposed use will not impose an undue burden upon the streets and highways in the area, since adequate off - street parking is being provided with access only to Scout Avenue.
