SUBJECT: CONSENT CALENDAR ITEM NO. 2. CONSIDER FINAL PARCEL MAP
NO. 70964, WHICH CONSOLIDATES THREE PARCELS OF LAND,
WHICH COMPRISE 1.15 ACRES, INTO ONE PARCEL AT 8236/8250
FIRESTONE BOULEVARD, AND 11217 DOWNEY AVENUE, ZONED
DOWNTOWN DOWNEY - FIRESTONE BLVD GATEWAY DISTRICT
DISCUSSION
Attached is a memo from the Deputy Director of Public Works, Louis Atwell, noting the
City's engineering consulting firm, DMR TEAM, Inc., has checked Final Map No. 70964 and
certified that it conforms with the tentative map. The Planning Commission approved
Tentative Map No. 09 -70964 on April 15, 2009. The Applicant has guaranteed the final
map's Engineering Division requirements with an Irrevocable Letter of Credit, which
satisfies the City's Engineering Division. Similarly, the Applicant has satisfied the Planning
Division's "Conditions of Approval" for a final map.
Tentative Parcel Map No. 09 -70964 is a request to consolidate three (3) parcels into one
legal parcel, which is described as: Parcel A (8,887.63 square feet), Parcel B (33,297.56
square feet), and Parcel C (8,100 square feet). The proposed new lot will cover
50,285.19 square feet of land (1.5 acres). The subject property is located on the
southwest corner of Downey Avenue and Firestone Boulevard. It is zoned Downtown
Downey - Firestone Blvd Gateway District.
RECOMMENDATION
Staff recommends that the Planning Commission adopt a Minute Action recommending
approval of Final Parcel Map No. 70964 to the City Council approval.
