The subject site is accessed via Lakewood Blvd, which is a major arterial in the City of Downey and Cherokee Dr. Furthermore, the site is currently improved with a multi-tenant building, which is served by the existing utility system grid. In view of the fact that the proposal does not involve expansion of the building, it is staff's opinion that the site will continue to be fully accessed from Lakewood Blvd. and Cherokee Dr., both of which have sufficient capacity to accommodate the site. Based upon the findings set forth in Sections 1 and4 of this Resolution, the City Council of the City of Downey hereby adopts a Negative Declarat4i and approves this Zone Change (PLN-10-08048), thereby changing the zoning of the pro rty at 10441-45 Lakewood Boulevard from R-1 5,000 (Single Family Residential) to C-1 (Neig borhood Commercial).
